ONE ALA MOANA
One Ala Moana is a 23-story luxury condominium located on 1555 Kapiolani Boulevard on top of Ala Moana Shopping Center, which is the largest open-air shopping mall in the United States. Built on top of the mall’s five-level parking garage adjacent to the Nordstrom wing, this luxurious LEED-certified tower is divided into two towers (Diamond Head and Ewa), which gives nearly all the units ocean views. The towers also maximize privacy for residents by allowing access to the other wing only via the Terrace level, which is where the amenities are located.
With a total of 205 units, this $265 million residential condominium was completed in 2014 by HHMK Development, a collaboration between The MacNaughton Group, The Kobayashi Group (companies responsible for Hokua, Capitol Place and Park Lane Ala Moana) and Howard Hughes Corp (developer of Ward Village).
The building was designed by locally based company Benjamin Woo Architects and Chicago/San Francisco-based company Solomon Cordwell Buenze. The interior was done by another local company, Philpotts Interiors. The design – a concrete, steel tower with a double-paned, low-emissivity glass – is meant to reflect the beauty of Hawaii’s clear skies and blue ocean. The tower meets LEED certifications by having zoned central AC, hot water heated by the building’s air-conditioning heat return and in-unit hot water recirculation. These factors help reduce wait time for hot water and water usage.
Units
There’s a total of 14 units per floor with 7 units in each wing. One-bedroom units are mountain facing and range from 761 to 877 square feet; two-bedroom units are mostly ocean facing and range from 1,159 to 1,461 square feet; and three-bedroom units all have living rooms facing the ocean, bedrooms facing the mountains and are about 1,791 square feet. Penthouse levels hold four three-bedrooms units ranging from 1,791 to 2,651 square feet. Maintenance fees range from $0.86 to $1.15 per square foot. Unit prices range from $900K to $6.5M.

The Neighborhood
When you have access to Hawaii’s largest shopping mall via your condo’s elevator, you have convenience literally at your fingertips. The mall is home to a plethora of major stores and boutiques, as well as grocery stores like Foodland Farms, Longs and even Target. Outside of the mall, Walmart and Sam’s Club are also just two minutes away via foot, and there are other grocery stores like Don Quijote and Palama Market right down the street. When rail is complete, the Ala Moana Transit will be close by as well, so you can make it to farther destinations.
Plus, the condominium’s proximity to Ala Moana Beach Park means a dip in the ocean is available within sheer minutes. If you work downtown, you can catch the bus which stops frequently along the street and reach your office within 15 minutes. Restaurants like MW Restaurant, Yamaji, Sushi ii, Nobu Honolulu, Piggy Smalls and much more are all within walking distance or a quick five-minute drive via car. For families, you’ll be happy to know that schools like Iolani School, Punahou School and more are within 10 to 20 minutes of driving distance.
