Ko'ula is Howard Hughes' 6th tower in its Ward Village community. Planned for the "second row", Ko'ula has great ocean views with limited obstruction from the "first row" buildings. Ko'ula features 566 market residential units with no affordable housing units. There is over 58,000 square feet of commercial space, 58,000 square feet of outdoor/indoor recreational space, and over 10,000 of open space on the ground level.
A unique feature of Ko'ula is that the lobby and all residential services were moved to the second floor, allowing the entire first floor to be open for commercial space. The architect for Ko'ula is Jeanne Gang from Studio Gang out of Chicago, and the interior designer is Yabu Pushelberg, who are both well known for their work designing Four Seasons Hotels around the world.

The amenities at Ko'ula are sure to impress you. Entertaining friends and family in Hawai'i is engrained in our culture. The architects at Ko'ula took that concept one step further and created not just private spaces for entertaining, but beautifully curated spaces that blended between the indoors and out.

This room is for small gatherings but can also be reserved for large groups of up to 300 people. Bottom right photo is of a party room that be reserved for parties of up to 100. All of these are amenities are free for residents and their guests.

Adjacent to Ko'ula is the new Central Plaza, which is a beautifully landscaped open space where many community functions are held. The porte cochere is more of a public drop-off area for patrons using the park, shops, and restaurants in the area.
The Neighborhood
If you're not yet familiar with Ward Village then you're in for a treat. Howard Hughes has created a masterplan live, work, and play community with the most walkable streets in Kakaako. Restaurants, shops, bars, and boutiques are featured along the treelined streets, providing a New-York-City-feel in an oceanside community. The brand new Whole Foods Market, the largest in the state, is a hub for the community along with the 3-acre central plaza that is located adjacent to Ko'ula.
With restaurants like Nobu and Merriman's on the high-end side to eateries like Nalu Health Bar and Scratch Kitchen for everyday comfort food, Ward Village has food offerings for every occasion. Want to go for a surf? Ala Moana Beach Park is a 5-minute walk away with some of the best surf spots on the South Shore. It's the best neighborhood in the most ideal location, on the best island.
Features of the Residences
The Residences at Ko'ula are be modest in size but all feature 8'8" ceilings. 10' ceilings are featured in all penthouse units. Between the podium and the tower you can find studio, one-, two-, and three-bedroom units available. Miele appliances are used throughout the unit with Kohler and Grohe plumbing fixtures. Custom light and dark cabinetry, flooring, and stone palettes are all designed by Yabu Pushelberg.

The larger 1BD units are 1A (direct ocean facing), 1C (ocean views towards the east) and 1G (west facing views and mountain views).
